Project Management Consultancy

Our Mission Statement

A construction project rarely fails on site — it fails in the decisions made months before the first slab is poured: how the budget is broken down, which contractor gets which package, and who is accountable when a schedule starts to slip. Project management consultancy is the discipline of getting those decisions right early and holding every party to them through to handover.

At Renascent Consultants, PMC sits alongside our architecture and engineering teams rather than outside them — so cost, design intent and site execution are tracked by people who already understand the drawings, not handed to a separate agency reading the blueprints for the first time.

Quality Audits & Site Supervision

Across Institutional & Healthcare Projects

Renascent provides project management consultancy on the same campuses we design — from university and institutional buildings to hospital and healthcare projects — so cost and schedule tracking is built on the same drawings and site logic our own structural and MEP engineers use.

Project Management Consultancy Services We Provide

Renascent Consultants runs project management consultancy as an extension of our own architecture and engineering practice, not as a separate audit function bolted on afterwards. That means the person tracking your cost report and the person who drew the structural layout are on the same team, reading the same drawings, from the day the contract is signed.

Owner's engineer & single-point accountability
We represent you on site, coordinating architects, structural and MEP consultants, and contractors under one point of accountability — instead of you managing each of them separately
Cost planning, estimation & budget control
Detailed BOQs, rate analysis and cash-flow forecasts prepared before tendering, then tracked against actual billing at every stage so overruns are caught while they're still small
Tendering, bid evaluation & contractor selection
Technical and commercial bid comparison across contractors and vendors, so the lowest quote and the most reliable one are weighed against each other before any award is made
Schedule planning & critical path monitoring
Bar charts and critical path schedules built at project start and revised monthly, so a delay in one package is caught before it pushes back the final handover date
Quality assurance & site supervision
Resident engineers check material, workmanship and adherence to approved drawings at each stage, with any non-conformance flagged and closed before the work is covered up
Statutory approvals & authority liaison
Coordination with municipal, fire, environmental and sector-specific authorities so approvals move in parallel with construction instead of stalling it midway

How Renascent Approaches Project Management Consultancy

Single Point of Accountability
On most projects, the client is left coordinating between the architect, structural consultant, MEP team and contractor whenever something doesn't line up. As PMC, we take that coordination on ourselves — one team is accountable for the outcome, not five teams each accountable for their own drawing.
Cost & Schedule Discipline From Day One
Budgets and schedules that only get reviewed when something goes wrong are reviewed too late. We build the cost plan and critical path schedule before tendering starts, and revisit both every month against actual site progress — so course correction happens while it's still cheap.

Renascent Consultants provides project management consultancy through the same integrated team that handles architecture, engineering and interiors on our other projects — so a client working with us on campus master planning or hospital design can extend into PMC without bringing in a third-party firm that has to learn the project from scratch. Our overall approach is set out in more detail on the firm's profile and philosophy page.

Frequently Asked Questions

Answers to what clients most often ask before bringing us on as project management consultants on a construction project.

Project management consultancy covers everything between an approved design and a finished, handed-over building: cost planning and budget tracking, tendering and contractor selection, schedule monitoring, quality and safety supervision on site, and coordinating statutory approvals so they don't stall construction. It's the layer that keeps the architect's drawing, the engineer's calculation and the contractor's execution pointed at the same budget and the same date.

See how this connects to the design side of a project on our master planning and healthcare architecture pages.

An architect designs the building and a contractor builds it — neither is contracted to check the other's work against your budget or your interests. A project management consultant sits on your side of the table, verifying the contractor's bills against actual progress, flagging design changes that will blow the budget, and holding every party to the schedule they agreed to.

Renascent runs PMC through the same team that handles our architecture and engineering work, so the person tracking your cost report already understands the drawings.

We provide PMC on institutional and university campuses, hospital and healthcare projects, and campuses being built in phases against a master plan — the same building types we design in-house. Bed strength, seat intake and phased handover dates all change what "on schedule" and "on budget" actually mean, so we plan each project's cost and time controls around its own building type rather than a generic template.

We build a critical path schedule before tendering starts, so every contractor's package is sequenced against the others from day one instead of being coordinated ad hoc once work begins. That schedule is revisited every month against actual site progress — if one package slips, we know immediately which downstream packages it will delay, and can push contractors or reallocate resources before the gap widens.

This is the same phased-sequencing logic we apply on campus master planning projects built in stages.

Every project starts with a detailed BOQ and rate analysis prepared before tendering, so the budget is grounded in real quantities rather than a rough estimate. Contractor bills are then checked against actual measured progress at site, not against the payment schedule alone, and any variation or extra item is flagged and approved before it's billed — not discovered at final settlement.

Share your project brief and we can walk through how this would apply to your budget and site conditions.

Our site team checks incoming material against approved specifications, verifies workmanship at each stage — reinforcement before concreting, waterproofing before it's covered, finishes against the approved sample — and records any non-conformance in a checklist that has to be closed before the next stage proceeds. This catches issues while they're still cheap to fix, rather than at final inspection when correcting them means breaking finished work.

See how this ties into statutory compliance on our certifications page.

Yes — this is a common request when a project has fallen behind schedule or over budget under its existing arrangement. We start by reviewing the approved drawings, the contract with the existing contractor, and actual progress on site against what's been billed, so we know exactly where the gap is before proposing a recovery plan rather than starting from a blank sheet.
